FIXED RENT:
The minimum rental period for this option is 10 years with the following rental prices.
1ST Year. - €500.000 (five hundred thousand euro's) plus I.V.A., the equivalent to 42%of the income at an estimated 1/3 occupancy for a price per bed of €3.000€.
2nd Year. - €1,000.000 (one million euro's) plus I.V.A., the equivalent to 42% of the income with an estimated 2/3 occupancy at a price per bed of €3.000€.
3rd Year. - €1,600.000 (one million six hundred thousand euro's) plus I.V.A, the equivalent to 42% of the income with and estimated 100 occupancy at a price per bed of de €3.000€.
4th Year onward, the price will increase by the P.I.C (Indice de Precios de Consumo/the Official Cost of Living Increases).
RENT WITH AN OPTION TO BUY:
The initial rental period will be for a minimum of 10 years (ten) at the prices specified above. The decision to purchase or to continue with the rental until the end of the 10 (ten) years, will have to be made 3 months before the end of the third rental year on the rental agreement. If the decision is to make go ahead with the Option to Buy, a 30 of the rental paid (excluding I.V.A) will be refunded and applied to the purchase price which will be agreed upon at the beginning of the Rent with an Option to Buy agreement.
